Inspection

Our home inspection service is a detailed visual inspection of all the structural elements and systems that are accessible in the home during the inspection. This includes:

  1. Foundation

  2. Roofing & ventilation

  3. Gutters, downspouts & heat tape

  4. Exterior, walls, siding

  5. Stucco

  6. Porches & decks

  7. Attics

  8. Interior

  9. Doors and windows

  10. Interior walls, floors, ceilings

  11. Fireplaces

  12. Basements and crawlspaces

We also go above and beyond a typical representative sampling to inspect and engage/operate the following:

  1. Heating and air conditioning systems (when seasonally appropriate)

  2. Plumbing systems (every faucet, fixture, appliance utilizing water)

  3. Electrical systems (light switches, electrical outlet)

  4. Every accessible window and door is operated

  5. Built-in appliances are engaged

Pricing estimates are for basic inspection services of single family homes. Pricing will vary depending on age, complexity, condition and location of the property among other factors.  Please call for estimates regarding condos. Pricing for condos is similar but may vary depending on the development.

Radon Testing

Radon testing results are typically available within approximately 72 hours after the test period begins.  We use professional continuous radon monitors (1027 and 1028 models) from Sun Nuclear. Each radon test is $175 with an inspection, $195 for a stand-alone test.  

 

Air Quality Sampling (testing for the presence of mold spores)

At least one air quality sample will be collected per floor, or per 1000 sq ft approximately, and one exterior control sample. This may, and often does, vary based on floor plan. Air samples are processed at EMSL Analytical or ALS Environmental. Standard processing time is approximately 3 to 4 business days, and an expedited processing option is available for an additional fee.

Each standard processing sample is $105. Expedited sample processing is available at additional cost. 

 

Methamphetamine Testing

Each methamphetamine test kit will have samples taken in four separate locations within the home.  For larger homes, two kits may be necessary.  Kits are taken to and processed by ALS Environmental laboratory in Salt Lake City. Standard processing time is 3-5 business days and rush processing is 1-2 business days.

Each test kit is with standard processing is $200.  Each expedited test kit processing is available at additional cost.
